TPO — thermoplastic polyolefin — is the workhorse single-ply membrane on commercial roofs across the Atlanta metro. If you own or manage a commercial property in Atlanta, there’s a good chance TPO is what’s over your tenants’ heads. Here’s what you should actually know about it.
What TPO is and why it took over
TPO is a heat-welded single-ply membrane that comes in rolls, typically 10 or 12 feet wide. It’s white (reflective), available in thicknesses from 45 mil to 80+ mil, and installed by either mechanically fastening it to the deck or fully adhering it down.
It took over the commercial market in the last twenty years because it solves three real problems:
- Cost. Cheaper than PVC, often cheaper than EPDM when you account for labor.
- Reflectivity. White membranes reduce cooling load — meaningful in Atlanta summers.
- Heat-welded seams. When done right, the seams are stronger than the membrane itself.
Lifespan expectations
A properly installed TPO roof in the Atlanta climate should give you 20–25 years before serious replacement consideration, with maintenance and patching keeping things viable beyond that. The variables:
- Mil thickness. 60 mil is the modern minimum we recommend. 45 mil saves money up front, costs more long-term.
- Quality of welds. Bad seam welds are the #1 cause of premature TPO failure. This is workmanship, not material.
- Installation conditions. Heat-welded membranes laid in cold or wet conditions can have seam issues that don’t show up for years.
- Drainage. Ponding water on a low-slope roof shortens its life. Period.
Common TPO failures in the Atlanta market
The most common things we see go wrong:
1. Bad seam welds. Walking a roof and finding seams that have started lifting is a sign of bad initial workmanship or aged-out adhesive. Catch it early — re-welds and patches are cheap. Full failure is not.
2. Penetration leaks. Anywhere something pokes through the roof — HVAC curbs, vents, drains — is a leak point. Properly flashed and boot-sealed penetrations stay dry. Poorly flashed ones don’t.
3. UV degradation at curbs and walls. TPO is durable, but vertical applications take more UV beating. Reflashing or recoating verticals after 10–15 years is normal preventive work.
4. Damage from foot traffic. HVAC techs walking sharp tools across a membrane is more common than it should be. Walk pads at HVAC access points are cheap insurance.
TPO vs. EPDM vs. PVC

- Best chemical and fire resistance — required for restaurants, kitchens, factories with grease or chemical exposure

- Worth the premium when your roof sees exhaust contamination
For most Atlanta-metro commercial properties — office, retail, light industrial — TPO is the right call. PVC is the right call when you have a kitchen, a hood, or a chemical exposure. EPDM is the right call for very large flat-roof projects where total system cost trumps reflectivity.
What to ask when you’re getting a commercial roof bid
- “What manufacturer and what membrane thickness?”
- “Mechanically attached, induction-welded, or fully adhered?”
- “What’s the warranty — manufacturer NDL system warranty, or just labor?”
- “Are you certified by the manufacturer?” (For TPO, look for GAF, Carlisle, Versico, Firestone certifications. For Mule-Hide systems specifically, look for Mule-Hide certification — that’s our specialty.)
- “What does the post-installation maintenance schedule look like?”
A non-certified contractor cannot issue a manufacturer’s system warranty. They can offer their own labor warranty, which is only as good as their company’s ability to honor it five or ten years from now.
